The Loan Estimate Explained
The Loan Estimate (LE) is a 3-page standardized form that helps you understand and compare mortgage offers. Here's what each section means.
Loan Amount
The total amount you're borrowing from the lender.
Interest Rate
The cost of borrowing, expressed as a percentage. Can be fixed or adjustable.
Monthly Principal & Interest
Your base monthly payment that goes toward paying down the loan.
Projected Payments
Estimated total monthly payment including taxes, insurance, and any mortgage insurance.
Loan Costs (Section A)
Origination charges, points, and fees paid directly to the lender.
Services You Cannot Shop For (Section B)
Required services like appraisal, credit report, and flood certification.
Services You Can Shop For (Section C)
Title services, survey, and pest inspection where you can choose providers.
Other Costs (Sections D-H)
Taxes, government fees, prepaids, and escrow amounts due at closing.
Cash to Close
Total amount you need to bring to closing, including down payment and closing costs.
APR (Annual Percentage Rate)
The true cost of your loan including fees, expressed as a yearly rate. Use this to compare loans.
Total Interest Percentage (TIP)
The total interest you'll pay over the loan term as a percentage of the loan amount.
